How it runs

Send the photos
Email or text the room shots you want staged, and say what each room is — living room, primary bedroom, office. Wide shots work best; a photo needs floor and two walls for furniture to sit in.
They come back furnished
Usually the same day, at the same size and framing as the photo you sent, so they drop straight into the listing beside the originals.
One round of changes is included
Wrong style for the house, furniture in an awkward spot, a room that should read as an office instead of a bedroom — say so and it comes back fixed.

What gets changed, and what never does

Added

Sofas, beds, dining sets, rugs, lamps, mirrors, art, plants, outdoor furniture on decks and patios.

Never touched

Walls, paint, flooring, counters, cabinets, tile, fixtures, windows and the views through them. Changing those would misrepresent the property, and it is the fastest way to get an agent in trouble.

Every image is delivered with a "virtually staged" mark in the corner. Most MLSs require the disclosure, and it means the label travels with the photo wherever it gets forwarded.

Repeat work is worth a conversation — if you list vacant property regularly, the per-listing price comes down.
